Brampton Launches 84 New Purpose-Built Rental Townhomes
The Daniels Corporation is set to introduce 84 purpose-built rental townhomes in the Mount Pleasant Village neighbourhood of Brampton. Specifically designed for larger families, the new community – Parkfield – will feature three- and four-bedroom units, with move-ins expected to begin on December 1.
Details of the Parkfield Towns Project
The Parkfield development offers spacious living options, with unit sizes ranging from 2,138 to 2,667 square feet. Rents start at approximately $3,200 for three-bedroom units and reach up to $3,600 for the four-bedroom homes. Each townhouse comes equipped with a finished basement, a single car garage with space for an additional vehicle in the driveway, and private yards. The community is professionally managed by Daniels Gateway Rental Communities and is located close to Mount Pleasant GO and local transit options.
Addressing the Need for Larger Rental Homes
Brampton has seen growing demand for larger rental homes. In 2021, just 13 per cent of the city’s purpose-built rental units had at least three bedrooms, according to a City of Brampton report. The city’s 2025 Housing Needs Assessment further highlighted that 26 per cent of Brampton households accommodate five or more residents. This demographic shift has increased the need for more spacious rentals, a gap the Parkfield townhomes aim to address.
Affordable Pricing and Leasing Activity
According to Daniels Corporation President Jake Cohen, pricing was determined to meet demand without fully pricing out local families. "This community we believe is very well priced. Starting at around $3,200 for the three-bedrooms and going up to about $3,600 for the larger ones. For a family-style, four-bedroom unit, we think that’s well-positioned in the market," Cohen stated. Leasing has moved swiftly, with approximately 10 per cent of the units leased after just two weeks of pre-leasing, and the larger end units proving especially popular.
Why Most Purpose-Built Rentals Are Smaller
Cohen explained that most developers typically prioritize maximizing the number of units per project for greater density, often resulting in smaller homes. Many developers are also more experienced with compact units, making townhouse-style, larger rentals less common. Daniels Corporation, however, has over 25 years of experience delivering these types of homes.
A Model for Future Rental Developments
The Daniels Corporation sees the Parkfield project not only as an alternative for Brampton renters but also as a potential catalyst for similar developments from other builders. Cohen believes that matching the scale and typology of a development to local needs, rather than defaulting to high-density, small-unit buildings, can lead to greater market success.
Additional Pathways to Ownership
The Parkfield community will also offer residents access to the Daniels Home Investment Program, allowing tenants to accumulate credits toward the eventual purchase of a Daniels home. This initiative aims to make future homeownership more attainable for renters.
Upcoming Move-Ins and Community Impact
The first Parkfield residents are expected to move into their new homes on December 1, addressing a significant gap in Brampton’s rental market for larger families seeking affordable, spacious accommodations. The project signals a shift in the city’s rental landscape, catering to the unmet demand for larger, family-oriented rental housing.
